The answers to many of the questions you may have about Tasmanian Lifestyle Villages  are listed below.  Most of these questions were raised by guests at our many morning tea's. How long does the $500 hold the block for?

For people who have paid a fully refundable expression of interest payment before the development has been built, we will hold that spot for 4 months after that part of the development has been completed. We will hold a spot in the future after payment of a non refundable deposit for 6 months.

Can you park outside your home?

There will be parking on every block and we would encourage people to use this, however there will be parking outside each site for an extra vehicle for guests etc.

The Devon shows a garage and the Penna shows a carport; what is the price difference to have a garage?

Garages and carports will be considered on a case by case basis, depending on the size, doors etc. However, an estimate of the price difference is likely to be $ 3,000 - 4,000.

What is in the outside areas - pavers, BBQ?

The outside areas will be in general gravel or larger pavers. Each site will be determined in consultation with the client to see what we can do within the amount allowed for.

Are there fences out the front of the homes? If so what height are these?

To keep a consistent character to the development, in the front of the homes there will be low 600mm to 900mm picket fences, painted white. At the rear and sides will be Colourbond fences.

How does the lease affect the sale of the house in the future, moving etc?

The sale price of the home in general will not diminish because of the lease, as the lease is a long lease. The capital gain price will increase pretty much in line with other housing options. In the distant future, the price will diminish as the lease comes to an end, however the home will still be saleable, either to an extended lease or to a different location. A real advantage of this type of building is that it is more saleable, especially in the future as it can be moved to suit the new buyer - as distinct to a development of old houses.

This is different to a standard licenses in other over 55 developments, where you only have the use of the residence while you are living in it and you don't sell it, but hand back the home to the owners and you pay an ADDITIONAL cost of normally 3% to 5% PER ANNUM.

Clarence LifeStyle Village does not do that, you have the capital gain and you have the choice to sell or leave it to family for the future.

When it is sold, you or your heirs gain the capital gain, while instead of a charge of 40 - 60% of the sale price, we have a 5% marketing and admin charge on the sale.

Do I own my own home at Clarence Lifestyle Village?

Yes, for a first in Tasmania you have a title to your home, unlike other over 55 villages who only have license to use their residence.

Is it a freehold Title?

No, it is a leasehold title. To keep the price to a minimum, Clarence Lifestyle Village has kept the ownership of the land separate to the ownership of the home. This has decreased the price of the package to be over 50% of some locations without some of the other great features of living at Clarence Lifestyle Village.

Does the new lease mean I can borrow funds?

We have verbal agreement with the NAB and awaiting the final agreement once the development has gone through Council, so that funds can be borrowed against the development. As is normal in borrowings against any type of home, the title to the home would be held by the Bank and we would be in the middle by giving freehold security as well. The levels of borrowing will be in the area of 40 - 50% max - can be with a non payment option, with the interest going onto the debt. This should keep it in line with the capital gains.

This very different to other over 55 villages as with those you don't own anything to borrow against.

With Clarence LifeStyle Village you could even use this facility to reduce your rental costs - put it against your capital in your home and use the money now for a holiday or other lifestyle choice.

How long will it take to build my new home?

After you have signed up for you new lifestyle, we can schedule into production with the quality builders Park Homes. This process usually take 6-8 weeks, however we can schedule this to suit your situation. We will not have to go through the normal planning and building approval processes to build a home, as this will have been taken care of beforehand.

Who will build my home - are their guarantees?

Park Homes have been building these types of homes for over 32 years, members of the Master Builders Accociation, Housing Industry Association and the Property Council

What heating is there? Is it included in the price?

Included in the price is a heat pump. Other options could be gas log fires and any other that the client would like - with an extra price if costs greater than the allowance.

Are blinds included in the price or are they extra?

We have vertical blinds included in the price.

What are the door widths? Can they accommodate wheelchair/walking frame access?

Great question - can be made to 870mm width or 820mm sliding door to allow for wheel chair.

Can we have a walk in shower?

No problem - would be slightly extra price.

Is the base of the home closed in?

Yes it is to be enclosed with a Colourbond cladding - easy maintenance.

Are the homes serviced by any aged care facility?

We have negotiated with a major service provider to service the residents of Clarence Lifestyle Village. This will be a direct commercial relationship from the client to the provider, however we are doing a number of things with them to support that relationship including;

  • Consultation on a weekly basis with the residents as a group.
  • Having direct dial phones for emergency contact with the provider.
  • Having internet facility through the National Broadband Network to have the ability to monitor residents in their own home by the nursing and medical staff.
